Model Project Smartes Quartier Jena-Lobeda
In the district of Lobeda-Ost in Jena, we have been gradually turning a GDR building complex into our Smartes Quartier since the beginning of 2020. In the Ziegesarstraße, we are renovating around 250 apartments and equipping them with smart home applications and other digital solutions.
Our Vision

Our approach
- Smart home applications in all apartments increase our tenants' quality of life and assist them in their daily life.
- Smart technologies, innovative mobility solutions as well as resource-saving and energy-saving quarter logic make our tenants an active part of the energy revolution.
- We provide opportunities for tenants and landlords to connect digitally with each other as well as for tenants to connect with one another and in doing so, create a new kind of community and neighborhood.
- We are shaping a new form of housing by learning about the needs of all stakeholders even better and responding to them accordingly.
- Lobeda as Jena's largest district provides us with the best conditions for developing applications that meet different demands.
Our project components
Living and energy
Smart and simple: a modern smart home system is part of the standard equipment of all apartments in our Smartes Quartier. Tihe lighting and power outlet control systems for saving energy, the intelligent video intercom systems for more security as well as the humidity meters for an optimal indoor climate are controlled by our tenants themselves. Further, fibreglass within the apartments enables residents to enjoy super-fast internet.
Shopping and logistics
Time-saving and convenient: In order to relief our tenants from the stress of shopping, we are developing in collaboration with partners ideas in the area of online grocery shopping. In addition, parcels and mail are supposed to always arrive reliably in Smartes Quartier - even when no one is at home. By bundling delivery traffic in Smartes Quartier, we are helping to reduce the volume of traffic in the district.
Health
Helpful and supportive: We wish that our tenants can easily participate in life, even when health problems arise. That is why we are developing various ideas for our Smartes Quartier that revolve around the topic of staying healthy and getting healthy. By means of our own telemedicine room in the quarter, we are providing all tenants with easy access to online medical consultations. Through our partners in the healthcare industry, we offer various services relating to the care sector. Lastly, it is possible to temporarily live in some of our serviced apartments after a surgical procedures.
Mobility
Environmentally friendly and personalized: In the future, our tenants are supposed to be provided with various opportunities for car and bike sharing as well as a charging infrastructure for electric vehicles. Further, in order to make traffic jams and overflowing parking lots a thing of the past for residents, they are supposed to be able to use an app to easily determine whether it is advisable to travel into the city by car or they could as an alternative use the app to look up the upcoming departure time of a tram from the nearest station.
